Zillow has introduced new construction listings to its website and mobile app and partnered with Brookfield Residential as the first builder to have its homes displayed on Zillow in Canada.

Lucy Wohltman, vice president of new construction for Zillow Group, says, “Brookfield Residential has long been a strong partner in the U.S. and it is great to have them help lead the way with us in providing a comprehensive home shopping experience for Canadian consumers.”

Consumers shopping for homes in Canada will see new construction listings appear alongside resale listings in search. Home builders partnering with Zillow in Canada will have access to several benefits, including Promoted Communities, a listing product exclusively for builders, which “improves discoverability and the visual experience for home shoppers considering a new build home,” says Zillow. Additionally, builders have several ways to directly engage with home shoppers, including email lead forms, direct links to their website, driving instructions to new builds and sales office hours, the company says.

  1. I disagree with Rita. Before the internet, calling the Home Builders Association would be acceptable – not now. Even Realtor.ca does not have complete information because realtors don’t provide complete details on the listings.

Builders, consumers, and agents would all benefit from having all the available new inventory organized in an online platform. Transparent access to the relevant information reduces transaction costs and friction. Decreasing the transaction costs with real estate purchases and sales will improve the efficiency of the market and help with the affordability issue in so many of Canada’s most populated centres.

I applaud Zillow and any other organization working to improve access to information for all industry stakeholders.

  2. It has been my experience that any site other than realtor.ca does not always have complete information.
That is a waste of time for consumers and realtors. The site realtor.ca is the most efficient and accurate access to listings across Canada. Any changes I make on my listings are reflected on realtor.ca within the hour.
Of course new home sites are not displayed on realtor.ca unless they are listed on MLS.
I can contact New Home Builders Association in any area I’m interested in and get list of new home sites. That to me is better use of my time rather than go onto a site whose main objective is to capture leads to sell back to realtors.
