The days of showing houses indiscriminately to people who are unknown to the listing agent are quickly dying.


What happens if a real estate sales rep finds out that some visitors were having sex during an open house? Or worse, what happens if the sales rep is personally involved?


The bulk of visitors at any open house are likely to be from the area your listing is in, and if not, they’re probably at least connected to it on social media.


You’ve invested your precious irreplaceable time, hopefully not in vain. Wouldn’t it be nice to know that you’ve succeeded in making a positive connection with your guests?


I felt it important to address how to improve the odds of hosting a successful open house. After all, aren’t you investing your most precious and irreplaceable resource: Your time?


Over the years, I’d occasionally drop into open houses held by my peers. Quite often I was appalled by the pandemonium and total lack of security.

Forget the Tim’s gift cards, Air Miles and freshly baked cookies at open houses. Real estate agents are going to extreme lengths to sell homes.


Why do you hold open houses? To appease a seller? To look busy? Because your seller demanded it? A homeowner may have to be convinced of the merits of opening their doors.


Let’s explore open houses from another perspective – holding them. If your goal is to increase your business network, would you agree that meeting people is paramount?


As a former Realtor, one of the things I will confess to missing the most is the ability to view inside interesting homes, if they’ve captured my attention while driving by.
